What is preventing you from getting a mortgage?
These are typical reasons people are turned down for mortgages. Which one applies to you?
Not enough income
Cannot get financing because your accountant is too good, your bank do not recognize all your rental income or maybe you are retired? There are lending solutions that cater to these situations..
Bruised credit
Common reasons for credit problems are divorces, lost of employment, health issues, poor organization and supporting a new business. There are lenders that cater to people with credit issues.
Property Issues
A bank can turn down a property if they don't like it. In fact, they can turn down a file because you own too many properties or if the property is too unique. There are other lenders that may help.
Debt Load
Debts that are too high can sometimes be consolidated with a mortgage. There are lenders who will lend to pay off consumer proposals or CRA debts.
Solutions beyond the typical bank mortgage
If a regular bank mortgage is not the solution then I will investigate these options with you.
Home Equity Loan
A true home equity loan is approved based on the equity in the home. Not your income or your credit situation. There are many home equity lenders with various rates and terms. I only work with high quality stable lenders that shows integrity and flexibility.
B mortgage
This is an excellent solution for the self employed or small business owners who do not show enough income on their taxes for a regular bank mortgage, or someone who’s credit is just a little bruised or income just a little out of range for the conventional lenders
Reverse Mortgage
This is a specific type of home equity loan that do NOT require monthly payment; thus, there is no income requirements. Perfect for seniors who plan to live in their home through retirement or people who are temporarily without income.
The Process
Typically there are four stages to this process.
Free Consultation
A quick review of your situation to see if I have a possible solution for you and to answer any questions that you may have.
Information Gathering
If you want to go forward, then I will need to collect all the relevant information. I will take all this information and put together an application package for the lenders.
Proposal
After shopping your file around, I will present all the top offers to you and explain the pros and cons of each and make my recommendation. If there are fees to move forward, I will let you know here.
Implementation
Once you have decided to move forward, I will quarter back the process to make sure things complete smoothly and on time.
